Selling a home isn’t the same experience for every homeowner.
Some people want to get the strongest possible sale price and don’t mind preparing their home for the market. Others need to sell quickly because of a job relocation, financial situation, or major life event. Some are helping a parent move into assisted living, while others are trying to sell an inherited property from another state.
That’s why I don’t believe there’s only one “right” way to sell a home.
My job isn’t to sell you a particular package. It’s to understand your situation, explain your options, and help you choose the approach that makes the most sense for your goals.
For some homeowners, that means listing on the MLS. For others, a cash offer may be the better choice.

Silver can be a good fit if your home is already in good condition, you’ve handled most of the preparation yourself, and you don’t need an extensive marketing package.
For many straightforward home sales, that may be all the support you need.
Gold Provides Full-Service Marketing for Most Homeowners
Gold is the package I recommend for most homeowners. In fact, about 90% of my clients choose Gold because it includes the marketing and representation most sellers expect from a full-service listing.
Buyers often see your home online before they ever schedule a showing.
That makes the way your home is presented especially important. Photography, floor plans, online presentation, and overall marketing can all influence whether a buyer decides to take the next step and see the property in person.
Gold includes everything offered in Silver, plus:

- Drone photography
- 3D virtual walkthrough
- 2D floor plan
- Open houses when appropriate
- Targeted online advertising
- Enhanced online marketing
- Additional guidance throughout the selling process
Gold gives most sellers a good balance of professional marketing, personal service, and support throughout the transaction.
Platinum Provides Hands-On Help for More Complicated Home Sales
Platinum is different.
It isn’t about adding more marketing or making the listing feel more luxurious.
It’s designed for situations where selling the property is only one part of a much larger transition.
Most homeowners don’t need Platinum. When I recommend it, it’s because the circumstances surrounding the sale require substantially more coordination and hands-on help.
When Might I Need the Platinum Listing Option?
Platinum Can Help With Senior Moves, Estates, and Inherited Properties
Platinum may make sense when:
- A parent has moved into assisted living.
- A homeowner has passed away.
- Adult children live out of town.
- You’re selling an inherited property.
- You’re managing the sale from another state.
- The home needs significant preparation before listing.
These situations often involve much more than putting the home on the market.
There may be belongings to sort through, contractors to coordinate, repairs to complete, estate sale companies to contact, and family members who need regular updates.
I Can Become Your Local Point Person When You Can’t Manage Everything Yourself
In these situations, I often become the local point person for the family.
That may include:
- Coordinating contractors
- Scheduling appointments
- Meeting vendors at the property
- Following up on repairs
- Coordinating estate sale companies
- Arranging clean-out services
- Helping oversee work before the home goes on the market
- Keeping out-of-state family members updated throughout the process
I don’t personally perform those services. I coordinate the people who do.
That distinction matters.
My role is to help organize the moving pieces so you aren’t trying to manage contractors, appointments, cleanouts, repairs, marketing, and a home sale from miles away.
For seniors, adult children, inherited-property owners, and estate sellers, that additional support can make a complicated situation much more manageable.

Most often it’s Gold.
Occasionally it’s Platinum.

Can I Sell My Home As-Is?

Selling as-is doesn’t automatically mean selling directly to an investor.
Depending on your home and your goals, you may be able to list the property as-is on the MLS or explore a direct cash offer.
Those are two very different approaches, and each comes with trade-offs.
Rather than assuming one is better, I prefer to look at the property and your priorities first. Then we can compare the options and determine which approach makes the most sense.
Do You Offer Open Houses?

Yes. Open houses are included with my Gold listing package when they’re appropriate for the property and the overall marketing plan.
I don’t believe in doing something simply because it’s traditionally associated with selling a home. The question is whether it will actually help us market your particular property.
