My Home Selling Options Explained: Silver, Gold & Platinum

If there’s one thing I’ve learned after helping homeowners sell throughout Pasco, Hernando, and northern Pinellas Counties, it’s that no two sellers have the same situation.

Some people are simply ready for their next home. They’ve already decluttered, made a few repairs, and are looking for an experienced Realtor to help them price, market, and sell their property.

Others are facing something much bigger than a move.

They may be helping a parent transition into assisted living, settling an estate after losing a loved one, or trying to sell an inherited home from another state. In those situations, selling the house is only one part of a much larger process.

That’s why I don’t believe every homeowner should be handed the same listing package.

Instead, I offer three selling options so I can recommend the level of service that makes the most sense for your goals, your property, and your circumstances.

Why I Created Three Selling Options

Many real estate agents offer one commission, one listing package, and one process.

I understand why—it keeps things simple.

The problem is that selling a home isn’t always simple.

Imagine meeting with two homeowners on the same day.

The first owns a well-maintained home in Trinity. They’ve already cleaned, completed the repairs, and are ready for professional photos next week.

The second call comes from four siblings who inherited their parents’ home in Spring Hill. They all live in different states, the house is still full of belongings, repairs need attention, and no one knows where to begin.

Technically, both families need to sell a home.

Realistically, they’re asking me to do two very different jobs.

Rather than forcing both situations into the same package, I’d rather recommend the level of service that actually fits what they need.

Silver: Professional Representation for Straightforward Sales

Silver is designed for homeowners who already have much of the preparation under control and simply want experienced guidance throughout the selling process.

It’s a great fit if:

Many homeowners don’t need extensive project management. They simply want honest advice, clear communication, and someone who will protect their interests every step of the way.

Gold: My Most Popular Option

Gold is the option I recommend most often because it strikes a balance between professional marketing and additional support throughout the selling process.

Today’s buyers usually see your home online before they ever schedule a showing. That means presentation matters.

Professional photography matters.

Pricing matters.

Marketing matters.

Gold is designed for homeowners who want to position their home as strongly as possible while receiving more guidance before and during the sale.

Depending on your home and your goals, that may include enhanced marketing, professional photography, recommendations for preparing the property, and more hands-on communication throughout the process.

One thing I don’t believe is that every seller should spend thousands of dollars on improvements before listing.

Sometimes a few updates make sense.

Sometimes they don’t.

Part of my job is helping you understand the difference so you can make informed decisions instead of spending money unnecessarily.

Platinum: When Selling the House Is Only Part of the Job

Platinum is where my business is different.

It’s not about luxury.

It’s not about fancy marketing.

It’s about helping homeowners who need more than a traditional listing.

Sometimes the biggest challenge isn’t finding a buyer.

It’s coordinating everything that has to happen before the home is even ready to sell.

You might be helping a parent move into assisted living after decades in the same home.

You may be settling an estate with siblings who live across the country.

You may need to coordinate cleaners, contractors, estate sale companies, landscapers, or junk removal services before the property can be listed.

In these situations, I become more than your Realtor.

I become your local point person.

Over the years, I’ve helped families coordinate vendors, meet contractors at the property, keep out-of-state owners updated, and make sure projects continue moving even when the owners couldn’t be there themselves.

I don’t personally perform those services, but I help coordinate the process so you aren’t trying to manage every moving piece on your own.

Choosing the Right Option

One question I occasionally hear is whether offering different service levels is simply a way to charge more.

Actually, it’s the opposite.

I don’t believe homeowners should pay for services they don’t need.

If your home is ready to list tomorrow, it doesn’t make sense to pay for extensive coordination designed for a completely different situation.

On the other hand, if you’re managing an inherited property from another state while coordinating contractors and family members, you deserve more support than a standard listing.

Every seller’s priorities are different.

Some want maximum convenience.

Some want to keep expenses low.

Some are focused on achieving the highest possible price.

Others simply want to reduce stress during a difficult chapter of life.

None of those priorities are wrong.

That’s why our first conversation is usually about asking questions instead of making recommendations.

I want to understand your timeline, your goals, the condition of the property, and any challenges you’re facing before suggesting the approach that makes the most sense.
