My Home Selling Options Explained: Silver, Gold & Platinum
One thing I realized early in real estate is that not every seller needs the exact same level of service.
Some homeowners want a straightforward listing with strong representation and professional guidance while keeping costs lean.
Others want more marketing, more communication, more hands-on coordination, and more support managing the entire process.
And some sellers are dealing with situations that are far more complex than a typical move.
That is especially true with:
- Downsizing
- Estate sales
- Inherited homes
- Out-of-state owners
- Seniors transitioning into assisted living
- Homes needing repairs or clean outs
- Families overwhelmed by logistics
That is why I structured my business around flexible home selling options instead of a one-size-fits-all approach.
I offer three levels of listing service:
- Silver — 2%
- Gold — 3%
- Platinum — 4%
The goal is simple:
Give sellers options based on the level of support they actually want and need.
Why I Don’t Believe Every Seller Fits Into One Package
A lot of Realtors structure their business the same way for every homeowner regardless of the situation.
But in reality:
- A clean, updated home in Trinity owned by a local seller may need something completely different than
- An inherited property in Spring Hill being handled by out-of-state adult children
Some sellers are very hands-on.
Others want someone to manage nearly everything.
Some just need:
- Pricing guidance
- MLS exposure
- Negotiation help
- Professional photography
- Transaction management
Others need:
- Vendor coordination
- Estate sale referrals
- Clean-out help
- Repair coordination
- Frequent updates
- Assistance managing family logistics
- More aggressive marketing
- Concierge-level support
That is why I believe flexibility matters.
My Silver Option — 2% Listing Compensation
The Silver option is designed for sellers who want strong professional representation while keeping things more streamlined.
This tends to work well for:
- Homes already in good condition
- Sellers who are very organized
- Homeowners comfortable handling some preparation themselves
- More straightforward transactions
With Silver, sellers still receive:
- Professional pricing strategy
- MLS listing exposure
- Contract negotiation
- Guidance throughout the process
- Transaction coordination
- Communication and support
This option is ideal for sellers who mainly need:
- Experience
- Market knowledge
- Strong negotiation
- A Realtor who communicates clearly
Without necessarily needing extensive hands-on project coordination.
My Gold Option — 3% Listing Compensation
Gold is probably the best fit for many traditional sellers.
This option includes a more complete marketing and support experience.
Gold is often ideal for:
- Sellers wanting stronger presentation
- Homes that benefit from more marketing exposure
- Families wanting more guidance throughout the process
- Sellers balancing convenience and strong market positioning
This level may include:
- Enhanced marketing
- Professional photography
- Additional preparation guidance
- More strategic listing presentation
- Greater communication and coordination
A lot of sellers fall into this category because they want a more full-service experience without needing intensive concierge-level involvement.
My Platinum Option — 4% Listing Compensation
Platinum is designed for sellers dealing with more complicated situations or who simply want a much more hands-on experience.
This is often the best fit for:
- Seniors downsizing
- Estate sales
- Inherited homes
- Out-of-state owners
- Probate situations
- Homes requiring significant coordination
- Sellers overwhelmed by the process
- Families managing major life transitions
This is where my role often becomes much bigger than simply listing a property.
In these situations, I may help coordinate:
- Clean outs
- Estate sales
- Vendor scheduling
- Repair coordination
- Contractor access
- Family communication
- Remote selling logistics
- Preparation strategy
- Selling options
- Timing decisions
Sometimes sellers in these situations tell me:
“We honestly just need someone to help us manage all of this.”
That is exactly why the Platinum option exists.
The Goal Is Not “More Commission” — It Is Matching the Right Service to the Right Situation
I think this part is important.
The purpose of offering different selling options is not pressuring people into a higher package.
It is about being realistic that:
- Different homes require different strategies
- Different sellers need different levels of support
- Different situations involve different amounts of work and coordination
For example:
- A vacant inherited property requiring clean out coordination, contractor access, estate sale scheduling, and remote family updates is very different from
- A move-in ready home owned by a local seller who already has everything prepared
Trying to force both sellers into the same structure never made much sense to me.
I Believe Sellers Deserve Transparency
One thing I hear constantly from homeowners is:
“I never really understood what my previous Realtor actually did.”
That is one reason I like being very upfront about:
- Pricing
- Services
- Expectations
- Strategy
- Communication
- What level of involvement sellers actually want
I believe sellers deserve clarity before making decisions.
Not vague promises.
Not pressure.
Not confusing commission conversations.
Just straightforward explanations about:
- What is included
- What kind of support is available
- What approach makes the most sense for their situation
Some Sellers Need Simplicity. Others Need Full Support.
After working with many sellers throughout Pasco County and Hernando County, I’ve learned something important:
A lot of people are not simply looking for someone to “put the home on the MLS.”
They are looking for:
- Guidance
- Organization
- Communication
- Local knowledge
- Problem-solving
- Honest advice
- Help reducing stress
That becomes especially important in:
- Downsizing situations
- Estate sales
- Selling a parent’s home
- Probate
- Out-of-state ownership
- Major life transitions
And honestly, that is where I think experience and hands-on support matter most.
Final Thoughts on My Home Selling Options
Every seller’s situation is different.
Some homeowners want a leaner, straightforward listing experience.
Some want a stronger full-service marketing approach.
Some need significant help managing a complicated transition.
That is exactly why I offer:
- Silver — 2%
- Gold — 3%
- Platinum — 4%
The goal is not creating unnecessary upsells.
The goal is giving sellers options and matching the right level of service to the reality of their situation.
If you are thinking about selling in New Port Richey, Trinity, Spring Hill, Pasco County, Hernando County, or surrounding Florida areas, the first step is usually just having a conversation about:
- The home
- Your goals
- Your timeline
- The level of support that would actually help you most
