Selling a home often comes with a long to-do list. I’m here to help make it easier. Sometimes that means coordinating cleanouts, handling vendors, or walking through decisions step by step. If something needs to be done, I either know how to handle it or know someone who can.
What Working With Me Actually Looks Like
Selling a home is one of the biggest financial decisions most people make, but it’s rarely just about money. Every seller has a different story and different priorities. My job isn’t simply to list homes. It’s to take the uncertainty out of the process, give you honest guidance and help you make decisions you feel confident about.
The first call is short on purpose
I don’t try to solve everything over the phone. We cover the basics, I answer your immediate questions, we set expectations, and then we set up a time for me to see the home. Every home and every seller deserves a plan built on the actual property, not assumptions made over the phone.
I do my homework before I arrive
Before I walk through your front door, I’ve already researched comparable sales, active competition, pending homes, neighborhood trends and your property’s details. I start building your file right away, so if you decide to move forward, much of the groundwork is already done.
The walkthrough starts with you
I’m not there to judge a lived-in home or expect it to look perfect. I’ve seen enough homes to look past everyday clutter. Professional presentation comes later; the first visit is about understanding the property.
No pressure to sign
I prepare the listing paperwork ahead of time so everything is ready if you want to move forward, but I rarely ask anyone to sign during the consultation. People make better decisions when they have time to think.

I ask every homeowner those same three questions during the tour. They tell me what you value most, what improvements you’ve already made and what you already see as future projects. They get us both “behind the curtain” before we ever talk about price.
Evidence First, Not Emotion
I start with the most comparable homes available, usually within your own subdivision whenever possible. Many Florida neighborhoods were built during the same period with similar floor plans and lot sizes, which makes for strong comparisons. I’d rather study a meaningful sample than lean on two or three sales, so I look at active listings, pending sales and recent closings together, adjust for real differences like a pool, and then compare adjusted price per square foot.
Instead of only asking “What is this house worth?”, I ask a broader question: what story is this neighborhood telling us? Some neighborhoods move quickly. Some reward aggressive pricing, and others consistently punish overpricing. If competing homes sat for months and kept cutting their price before finally getting an offer, I’d rather we learn from those listings than repeat them. I call that “skipping the line”: pricing closer to where buyers have actually shown value, instead of chasing the market down.
My background in finance and accounting shapes how I look at all of this. Your home’s value is a real estate question. What that value means for your next move is a financial question. You see the milestones, the family gatherings and years of care. Buyers see your home for the first time, and they notice the paint touch-ups that don’t quite match, the worn flooring, the dated finishes and the future projects. Then they mentally add up the work and the money it will take. Helping you see the home the way buyers will, without making you feel criticized, is one of the most important parts of my job.
Condition matters more than many sellers realize. When a home clearly needs significant work, sellers often lose twice: fewer buyers choose to see it, and the buyers who do see it ask for more off the price. Ignoring needed updates rarely makes buyers ignore them. The goal is to fix what makes financial sense, not everything.
When it’s time to market, I want your home to create the “fall in love” factor, the emotional reaction that makes a buyer picture their life there and confidently write an offer. My Gold and Platinum options include professional photography, drone imagery and a 3D walkthrough. My marketing partner can also produce Zillow Showcase listings, professional video and social media reels when they fit the property. Modern marketing isn’t just putting a home in the MLS; it’s putting it in front of as many qualified buyers as possible, presented in its best light.
And when a home needs hands-on help, I don’t consider that outside my job description. I regularly coordinate trusted local vendors for repairs, cleanouts, painting, plumbing, electrical work and photography. When it’s needed, I’ve also stepped in myself: cleaning neglected homes, bringing green pools back to blue, pulling weeds, mopping floors and handling the small tasks that simply need to get done to reach the finish line.
