Depending on what is inside the property, an estate sale may be worthwhile. In other situations, donations and a professional cleanout may make more sense.

Once the home is ready, I can coordinate professional photography and prepare the property for the MLS.
From there, I manage the listing, showings, buyer feedback, offers, negotiations, and the steps leading toward closing while keeping you informed.

One of the biggest concerns I hear from out-of-state sellers is:
“Do I have to come back to Florida to close?”
Usually, the answer is no.
Most paperwork can be handled electronically. Phone calls and video updates can help you stay informed, and when documents require notarization, a mobile notary may be able to meet you where you live.
That means many sellers can complete the transaction without making another trip to Florida.
The exact process depends on the property and circumstances, but selling remotely is very common.

I recently helped a family from Indiana whose relative was moving into assisted living.
The family had already handled the personal belongings that mattered most, but there was still an entire house to prepare for sale.
After discussing their options, they decided it made more sense to head back home and let me coordinate the remaining work.
We arranged an estate sale that cleared out far more than expected, which made the final cleanout much easier.
From there, I coordinated painting, a few handyman repairs, professional cleaning, photography, and the listing.
Along the way, a couple of small electrical issues came up.
Instead of the seller having to travel back to Florida, I coordinated the repairs locally so everything stayed on schedule.
That’s really the goal.
