Many of my clients live several states away.
They’re trying to balance work, family responsibilities, and travel while also making decisions about a home they can’t visit every week.

Others open the front door and realize they’re looking at decades’ worth of furniture, keepsakes, paperwork, and household items.
It’s overwhelming.
One of the first things I tell families is this:

In fact, it’s usually easier if we make the plan together.
Every situation is different. Sometimes an estate sale makes sense. Other times it’s better to donate items, arrange a cleanout, or sell the property as-is. My job is to help you understand your options before you spend money or make unnecessary decisions.

Every Realtor lists homes.
Not every Realtor helps coordinate everything leading up to the listing.

The Process I Typically Follow
No two homes are exactly alike, but most out-of-state sales follow a similar path.
We Start With a Conversation
I want to understand your timeline, the condition of the property, and what’s most important to you.
Are you trying to maximize value?
Sell quickly?
Avoid unnecessary travel?
Those answers shape the plan.
We Evaluate the Home
I’ll visit the property and determine what makes the most sense.
Sometimes that’s an estate sale.
Sometimes it’s a straightforward cleanout.
Sometimes it’s a combination of both.
We Coordinate the Work
Once we have a plan, I coordinate the vendors so you don’t have to juggle multiple contractors from another state.
If repairs are worthwhile, I’ll explain why.
If something isn’t worth spending money on, I’ll tell you that too.
I’ve found that most homes don’t need expensive renovations before selling. Usually, a clean home with a few smart improvements is enough.
We Prepare the Home for the Market
After the home is cleaned and ready, we schedule professional photography and launch the property on the MLS with a marketing plan designed to attract qualified buyers.
From there, I manage showings, negotiate offers, and keep you updated throughout the process.
We Close Remotely
One of the biggest concerns I hear is,
“Do I have to come back to Florida to close?”
Usually, the answer is no.
Most paperwork can be signed electronically, and if needed, a mobile notary can meet you where you live.
That means you can complete the sale without making another trip.
A Recent Example
I recently helped a family from Indiana whose relative was moving into assisted living.
The family had already handled the personal belongings that mattered most, but there was still an entire house to prepare for sale.
After discussing their options, they decided it made more sense to head back home and let me coordinate the remaining work.
We arranged an estate sale that cleared out far more than expected, making the final cleanout much easier.
From there, I coordinated painting, a few handyman repairs, professional cleaning, photography, and the listing.
Along the way, a couple of small electrical issues came up. Instead of the seller having to travel back to Florida, I coordinated the repairs locally so everything stayed on schedule.
That’s really the goal.
Instead of worrying about every detail from another state, they could focus on their family while I kept the sale moving forward.
Questions I Hear From Out-of-State Sellers
Do I need to travel to Florida?
Not always. Many of my clients only visit once—or not at all. We can often handle the entire process remotely.
What if the house is completely full?
That’s more common than you might think. Depending on what’s inside, we may recommend an estate sale, a cleanout, donations, or a combination of all three.
Should I renovate before selling?
Usually not. I prefer helping sellers focus on improvements that actually make a difference instead of spending money they won’t recover.
Can everything be handled remotely?
In most cases, yes. Between electronic signatures, phone calls, video updates, and mobile notaries, it’s entirely possible to sell your Florida home while living somewhere else.
